Asphalt Resurfacing & Overlay in Los Angeles

Bring a worn driveway or lot back with a fresh asphalt overlay — a smooth new surface at a fraction of what a full tear-out costs, when the base still has life left.

When asphalt is cracked, sun-faded, and rough on top but the foundation beneath it is still holding, tearing the whole thing out is usually money you don't need to spend. An overlay — resurfacing — lays a fresh course of hot-mix asphalt right over the existing surface, handing you a smooth, deep-black driveway or lot for a fraction of the cost and the disruption of a full rebuild. Across Los Angeles, where so much pavement in the older neighborhoods is simply worn on the surface, that math works out in a lot of homeowners' and property managers' favor. We resurface residential and commercial pavement citywide.

Overlay or tear-out — getting the call right

The economics only work when the base is sound and the trouble is on the surface: widespread cracking, raveling, fading, and shallow depressions. Once the sub-base has gone — potholes and alligator cracking that run all the way through — a fresh layer on top won't grip and won't last, and a full-depth replacement is the better long-term value. We probe the base before we quote and tell you straight which one your pavement actually needs, instead of selling you the bigger ticket.

How we lay an overlay that holds

  • Surface prep — sweeping it clean, then routing and filling cracks and patching potholes so the new course goes over solid ground.
  • Milling where it counts — grinding the old asphalt down at garage aprons, gutters, and transitions so the new height lines up clean.
  • Tack coat — a bonding layer that locks the overlay to the surface underneath.
  • Fresh asphalt & compaction — a new wear course, rolled and compacted for a smooth, durable finish.

Make the overlay last

A resurfaced driveway or lot usually runs 8 to 15 years. Stay on top of crack filling and sealcoating every couple of years to fend off the SoCal sun and you'll push that lifespan to the high end. Overlays are a workhorse on both driveways and commercial lots.

Asphalt resurfacing FAQs

Can I resurface my asphalt instead of replacing it?
Usually, yes — if the base underneath is still sound and the damage is on the surface. We assess the sub-grade first and only recommend full replacement when the foundation has actually failed.
How long does an asphalt overlay last?
A resurfaced driveway or lot typically lasts 8–15 years, depending on the condition of the base, the traffic it carries, and upkeep. Sealcoating every couple of years pushes it toward the top of that range.
Will an overlay raise the height of my driveway?
An overlay adds roughly 1.5–2 inches. Where that's a problem at a garage, gutter, or transition, we mill the existing surface down first so the finished height stays correct.
Is resurfacing cheaper than a full replacement?
Usually significantly, because the overlay reuses the existing base instead of tearing it out. When the base has failed, though, replacement is the more economical fix over the long run.
